I met you when I stopped at your booth at the Triple Play Convention in Atlantic City. I have been a Real Estate Agent for twenty years and I thought I had a pretty good idea of what goes on in my town…you know, who has to sell their home; who's moving in.

I became a member of www.NYLisPendens.com just to see what's happening in other towns in the area. Last month I noticed a home in Pre-Foreclosure right down the street from my office. I walked over, rang the bell, and the homeowner told me he needed to sell pretty quickly. I guess I wasn't expecting much because I didn't even have my listing book with me! I had to race back to the office and get it but we signed the agreement that day. I had it under contract before the end of the week, and right now, we're waiting for the closing. I definitely got the listing because of your service. The owner was ready to call an agent in another office but I was in the right place at the right time and had the advantage.

I got involved with the short sale of a multi-family that I thought would be a great deal. I wanted that property so bad! Not only was it a multi-family, but it was dual zoned commercial and residential. The bank's loss mitigation department wouldn't budge on the price and I was considering walking away from it. You and I talked on the phone for over an hour and I followed your advice.

Well, now I have a tenant upstairs and a Physicians group downstairs. The property is worth 75% more than what I purchased it for, but I am going to hang on to it since it has a very positive cash flow.

Mitch made an appointment with me and explained all about Lis Pendens and how it could increase our listing base. We were getting a little desperate as we watched the market slow down. I didn't want to lose any of my agents so I took a chance and ordered NYLispendens.com for all the agents in my office. I have them all on the website at least once a day. Hi Craig,

Thanks again. I learned enough from the "How to Buy & Sell Foreclosures" Guide to get started with the pre-foreclosures. I've invested in a few "systems" and attended a few "boot camps" that didn't teach me anything I couldn't have learned from you for a whopping $29.00. I feel encouraged about the Pre-Foreclosures because I'm seeing so many new records pop up every day. There's much more inventory than there was a year ago, so I'm going to take my time and be selective. I'll let you know how it goes.
